A recent Knight Frank report highlights a significant boom in Cairo's office space market, driven by affordability and flexible payment options. The total office stock is projected to increase by 82% by 2029, reaching 1.82 million square meters, with New Cairo leading the expansion. This growth reflects Cairo's expanding economy and its increasing appeal as a regional business hub, attracting both local and international businesses.

New Cairo is expected to dominate the market, accounting for over 73% of the total office stock by 2029, thanks to its modern infrastructure, strategic location, and ample parking. While New Cairo commands higher prices, with averages reaching EGP 274,000 per square meter, budget-conscious investors are increasingly considering West Cairo, specifically El Sheikh Zayed and 6th of October City, where prices start around EGP 171,000 per square meter. This offers a more accessible entry point without sacrificing connectivity or infrastructure.

A key advantage for investors is the affordability and flexible payment terms offered by developers. Installment plans have extended, encouraging investment and reflecting confidence in the market's sustained growth. Demand for co-working and flexible spaces is also rising, mirroring trends in Dubai, with operators like IWG planning significant expansions.

Despite a projected short-term supply dip, new office deliveries are expected to surge, peaking in 2028.
