AHS Properties has successfully transformed a long-abandoned building on Dubai's Sheikh Zayed Road, now known as AHS Tower, into a premier Grade A commercial destination. The project, acquired in July 2024, initially planned to lease office space. However, the introduction of new freehold regulations in early 2025 allowed for strata sales, prompting a shift in strategy. This decision proved highly successful, with nearly 95% of the units already sold, demonstrating strong market demand for premium commercial real estate in Dubai.

Designed by Killa Design, the same firm behind the Museum of the Future, and with interiors by AHS Atelier, AHS Tower sets a new standard for design and executive-grade environments. The 69-story, 328-meter-high tower offers flexible office layouts, 17 express elevators, and over 500 parking spaces. It features two dedicated amenity levels with wellness and lifestyle facilities, including fitness areas, spas, lounges, and business-centric shared spaces, focusing on employee experience.

The tower includes a hospitality lounge, a private members’ club, a dedicated fitness club, and a wellness center. A sky gallery and winter garden on the rooftop offer panoramic city views. This strategic move into commercial development, focusing on prime locations, marks a significant expansion for AHS Properties, which has previously focused on high-end residential projects.
