A penthouse in the off-plan Akala project near Sheikh Zayed Road, dubbed "The Observatory," has been sold for Dh125 million, marking it as one of Dubai's top 10 apartment sales in 2025. This signature penthouse, developed by Arada, is part of a wellness-focused branded residences project adjacent to the Dubai International Financial Centre (DIFC). The Akala project, estimated to cost Dh5 billion, is a significant recent launch in Dubai's luxury real estate market.

"The Observatory" spans two floors atop one of Akala's 220-meter twin towers, offering over 23,000 square feet of living space. It features six bedrooms, a grand room with panoramic views, public and private wings, an art gallery, and a rooftop terrace with a private pool and jacuzzi. Arada stated that this penthouse is the largest apartment sold in Dubai this year and is larger than any apartment previously sold in the DIFC.

The Akala project comprises 534 branded residences and a 5-star hotel, all equipped with advanced wellness features. These include air and water purification systems, circadian lighting, organic sleep systems, and intelligent climate zoning. Residents will also have access to shared amenities spanning over 13,000 square meters, including a clinical wellness center and spa. Construction is slated to begin in 2026, with completion expected by the end of 2029.
