Dubai's luxury property market is experiencing strong demand, particularly for homes priced at $10 million and above. However, the availability of penthouses, a key indicator of high-end real estate, is limited in certain areas.
According to analysis from eXp Dubai, The Hills leads with the highest proportion of penthouse listings, representing 12.9% of all homes on the market. Dubai Internet City follows with 8.6%, offering a relatively strong selection.
Other areas with penthouse availability include Palm Jumeirah (4.3%), Sheikh Zayed Road (4.3%), Jumeirah (3.9%), and Dubai Marina (3%). These locations provide buyers with a moderate range of choices in some of Dubai's most sought-after addresses.
For more mid-to-upper-mid residential options, Jumeirah Village Circle and Dubai Sports City have a minimal penthouse presence (0.2%). Developments like Dubai Hills Estate and Sobha Hartland show even fewer active penthouse listings (0.1%).
